The objective of this project is to document changes in runoff and pollutant export resulting from the construction of a low impact development (LID) residential subdivision named Pacifica. Pacifica is a 46-unit architecturely integrated subdivision (see plan above) that incorporates LID techniques such as preservation of strategic open space, minimization of impervious road, parking, and roof areas, roof runoff collection and reuse, and stormwater BMPs such as grassed swales, bioretention areas, level spreaders, and pervious pavement.
Runoff monitoring stations were installed at two locations to document runoff and pollutant export from most of the site for at least one-year prior to the start of construction and will continue to be used to monitor runoff during and following the completion of construction. Runoff and pollutant export from the site prior to and following development will be statistically compared to document changes.
